So that's where I began. Not with an agency, hoping those five would follow, but with the five themselves, and a method built back from each one. Five outcomes, five processes.

A big agency with market share, and a good sale are two different things, it's the second one that really matters. I keep the number of homes I'm selling deliberately small. Handling fewer means I can give a home the depth of focus you can't give fifty houses at once.

Almost thirty years running branches taught me what actually decides a sale, and how much of it depends on the person in the room. So that's how I work now. No handoffs, no dilution and absolutely no compromise.

I grew up in Marlow and have lived in Bourne End for many years. I can still remember where the old Post Office stood, the smell of the fishmongers beside Sainsbury's, and buying my first record from Chiltern Sound, where OKA is now.


Almost thirty years in estate agency later, I sell homes across Marlow, Cookham and Bourne End, on roads I have known most of my life. It is not simply an area I work in. It is somewhere I love.

Most agents measure a house. Square footage, room count, the boxes a portal wants filled. I read it instead. How the light moves through it across a day, where the proportions carry and where they don't, the order in which the rooms reveal themselves.


Ten specific things, every time, the way an architect would, before I write a single word.


Because how a home is read is how it gets shown.


A house understood properly is photographed and described as it's actually experienced, not flattened into a list.
